Who is Sunny Hills?
Sunny Hills is an international rental organisation offering high-quality holiday homes from flats to villas in Spain. We make every effort to offer you a pleasant stay in one of our holiday homes. The holiday home is not owned by Sunny Hills, but by a third party (“homeowner”). Sunny Hills is the party that makes the holiday home available on behalf of the homeowner whereby the benefits and risks are for the owner.
Sunny Hills has an agreement with the homeowner that gives Sunny Hills the right to rent out the holiday home. Travel agents, websites and other intermediaries cannot make agreements that differ from Sunny Hills’ rental terms and conditions on the website. We recommend that you read these terms and conditions carefully. When you make a reservation, you simultaneously agree to the contents of these terms and conditions. PLEASE NOTE: the conditions may vary per property! If this is the case, it will be indicated at the relevant property.
Introduction
Before the start of the stay in the holiday home, the tenant will receive a booking confirmation, which will include precise instructions for collecting the key to the holiday home. The tenant must be 25 years or older on the day of booking the holiday home.
Booking
At Sunny Hills, you can make a request via the website, by e-mail or by phone to rent a specific property during a specific period. Immediately after receiving the reservation, Sunny Hills confirms the reservation by e-mail. With this confirmation you will also receive an invoice with payment method and further relevant information. Rental period
Booking period is usually (arrival and departure) from Saturday to Saturday, but sometimes this may vary. This is stated in the property advertisement. Arrival times are normally between 5pm and 10pm (other time by arrangement). If you arrive later than 10pm or wish to leave before 7am, this must be indicated well in advance of your arrival and departure. For arrivals after 10pm or departures before 7am, there is a surcharge of 40.00 euros (including 21% VAT). The key will only be handed over on arrival if, according to the rental conditions, the full rental sum has been paid and the rental agreement and a photo ID can be presented on arrival.
Booking fee
House rental prices include reservation costs.
Prices
The prices on the Sunny Hills website are current. Barring errors and price increases, the amounts must match the amounts stated in the confirmation. To do this, please check the confirmation carefully.
Can I change my booking?
Simple things like the number of accompanying persons or pets (provided pets are allowed in the accommodation in question) can often be changed (free of charge) in your booking/reservation. If the desired change is not listed, please contact our customer service by e-mail or telephone. If you wish to change the period of your stay or change accommodation, cancellation charges may apply. Customer Service can give you more information about this.
Number of persons
The holiday home and its grounds may only be occupied (i.e. overnight stays – while guests are welcome during the day) by the number of people indicated on the website and in the contract, including children, regardless of their age. If the house or land is occupied by more persons than the maximum number allowed, Sunny Hills has the right to evict the persons who are too many without further notice. If the tenant does not comply with such an instruction within 12 hours, the rental agreement will be terminated and all participants will be required to leave the holiday home with immediate effect and without further explanation without any refund. Sunny Hills mediates mainly in holiday homes for families and couples.
Payment
The invoice/reservation confirmation states that a deposit of 30% of the total amount is required. This deposit must be paid within 8 days of the invoice/confirmation date. The remaining amount must be in our possession at least 2 weeks before the start of your stay. If you book within 2 weeks before the start of your stay, the full amount must be paid at once. In case of late payment, you will receive a payment reminder by e-mail. Sunny Hills has the right to cancel the reservation if the remaining amount is not received 1.5 weeks before the arrival date. The amounts paid up to that point will not be refunded in that case.
Cancellation
Cancellations must be notified to Sunny Hills by e-mail. You will receive confirmation of your cancellation and the corresponding invoice immediately upon receipt. The following conditions apply to cancellations:
- For cancellation up to 90 days before arrival date, the cancellation fee is 10%
- If cancelled up to 60 days before arrival date a cancellation fee of 30%.
- If cancelled up to 30 days before arrival date, the fee is 60%.
- If cancelled up to 14 days before date of arrival, the fee is 80%.
- For cancellation within 14 days before the arrival date, the cost is 100%
We strongly recommend that you travel well insured. Good travel, baggage, accident and health insurance protects you from the financial consequences of accidents or illness. Ask your insurance agent about this.
Pets
Bringing a pet is not always allowed. Tenants must be able to indicate this when booking the relevant holiday home. Bringing your pet means extra cleaning work. We therefore charge € 5.00 (inc. 21% VAT) per day per pet. Damage caused by a pet must always be compensated by the tenant.
Care of house and surroundings
The rented holiday home must be lived in with due care and consideration for the tranquillity of the surroundings. If the tenant does not behave like a good tenant or causes serious nuisance or inconvenience to his surroundings, he may be denied further access to the holiday home without claiming a refund of the rent. If the tenant unexpectedly causes damage to the rented holiday home and/or inventory, this should be reported to Sunny Hills immediately. The associated repair and/or replacement costs must be reimbursed immediately. The tenant is liable for damage caused by him or by co-tenants and any visitors, even if found after departure.
Water, gas and electricity
The prices offered by Sunny Hills include water consumption and 10 kWh of electricity per day. Upon arrival at your destination, the electricity meter reading will be recorded with you and written down. Upon departure, this will be done again and the consumption will be calculated. The additional cost of electricity consumption will be deducted from the deposit. The price per kWh comes to € 0.52 per kWh. If applicable, the costs for gas consumption per dwelling are listed on the website.
Arrival and departure
You can move into the holiday home between 5pm and 10pm. And you must leave the house by 10.00 at the latest. Other times can only be accepted in consultation with Sunny Hills. For arrivals after 10pm or departures before 7am, there is a surcharge of 40.00 euros (including 21% VAT).
Maintenance
During your stay, you must keep the holiday home clean and do laundry. The rented holiday accommodation must always be handed over by you after your stay. Crockery and accessories are also returned clean in the cupboard and only the last wash can be left dirty. If more laundry is left behind, the extra cost for the extra laundry will be deducted from the deposit.
Other costs
Sunny Hills charges per property for compulsory final cleaning. The price for this varies per property and will appear on the invoice at the time of booking. Sunny Hills charges a deposit from €300 or more, which will also appear on the invoice. This will be refunded within 5 days of departure after inspection by the manager, after deduction of any damage, electricity consumption or other costs.
Liability at booking
Use of the holiday home is at your own risk. Sunny Hills is not liable for any damage caused by users of the holiday home during the stay (e.g. due to improper use or insufficient supervision of children). The tenant is obliged to reimburse costs for any consequential damage caused by him or his co-occupants to Sunny Hills. The tenant must report any damage immediately to the landlord.
The tenant is not allowed to rent or use all or part of the rented property to others. For your own safety, you are not allowed to light an open fire on the property, even in a fire pit.
If the power fails, a failure in the water supply or noise pollution (for example) caused by construction activities in the area, you cannot hold Sunny Hills liable, as these are circumstances beyond our control and are caused by third parties.
Sunny Hills is not liable for:
Theft, loss or damage of any kind during or as a result of a stay in a holiday home rented by you.
Complaints
We do our utmost to ensure all our guests’ holidays are taken care of to perfection. Nevertheless, unexpected hiccups may occur in its implementation. We also remain dependent on our third parties for proper implementation. Should the tenant have any unexpected complaints during their stay, this should be reported to Sunny Hills immediately. In consultation with the owner, efforts will be made to resolve the complaints as quickly and effectively as possible.
If this cannot be settled to the satisfaction of both parties, the complaints must be confirmed and explained in writing as soon as possible, but no later than 14 days after the end of the rental period.
Sunny Hills is not liable for independently performed steps (without the knowledge and express consent of Sunny Hills) such as accepting another rental property or hotel. All resulting costs shall be borne by the tenant.
